AsheMorgan, together with Marubeni Corporation, Haseko Corporation and Mizuho Leasing, has entered into a partnership to deliver District Living, a new build-to-rent project located within Melbourne’s Docklands precinct.
Situated alongside The District Docklands, the project will form part of AsheMorgan’s broader mixed-use urban precinct, extending the retail, dining and entertainment offering while introducing a new residential community. District Living will include a mix of studio, one-, two- and three-bedroom residences, dual-level apartments, and extensive resident amenity including a wellness centre, gym, plunge pool, sauna, steam room, sky terrace and ground-floor retail.
For Marubeni Corporation, one of Japan’s largest trading and investment companies, District Living represents its first investment in Australia’s build-to-rent sector. The collaboration with AsheMorgan, Haseko and Mizuho Leasing reflects growing participation by Japanese institutional investors in Australia’s residential rental market, underpinned by population growth, urban renewal and strong demand for long-term rental housing.

Completion of Stage One is targeted for 2027.
